Marek Brothers Systems did all of the metal stud framing, insulation (subcontracted to Alpha), drywall, acoustical ceilings, Door & hardware installation (subcontracted to Premier Door), FRP wall panels (subcontracted to Southwest Vault) and EIFS on this project. The project consisted of both the Omni Hotel and Omni Residences (condominiums) under one roof. The lower 15 floors included 614 guest rooms and 68,000 SF of meeting space for the hotel, floors 16-33 was condominiums and floor 34 was a single level penthouse unit called “Hawkeye”. The final contract value including the Hotel, Condominiums & the Hawkeye Penthouse ended up a little over 11.7M.

The only issue that really stands out is that the project fell behind scheduled due to structure and MEP issues. When it came our turn in the hot seat the General Contractor needed for us to turn a floor per week knowing that they could count on MBS. With the housing market being down, our residential division (MBC) needed somewhere for their crews to work. Therefore, we obtained approval from the GC allowing us to utilize MBC’s forces to install gypsum board in the hotel units. With the help of MBC, we were able to meet the GC’s request.

I don’t have any letters of recommendation from the GC on this project. However the GC’s Project Manager did call me to thank us for helping them secure another condominium project in downtown Dallas (Museum Tower).
